Lauren is the founder of Bnb Made Simple, which offers high-touch property management and success coaching for who are looking to get into the Airbnb space. She is also the creator of the Cohost Accelerator, which teaches people how to successfully expand their Airbnb listing portfolio through cohosting.

Lauren predominately uses the cohosting model for her STR business so in this episode we go into detail about how she finds cohosting clients, the steps from finding a client to signing a contract and everything in between, as well as overcoming the fears that come with starting something new.

Episode #09 Success Secrets

1. Having reliable cleaners is more important than having cohost clients.

2. Find cohost clients that know, like, and trust you.

3. You’re never going to have all the pieces figured out but you need to just start moving

4. Give an appropriate gift for your rentals such as a bottle of wine or something to make the place special.

5. Inject creativity into the places you are listing.

6. Have a checklist for cleaning expectations

7. Guest review tip… Say “Thank you for staying and we hope you had a great time! Many guests don’t know this, but anything less than a 4-star review can reflect poorly on hosts, so if there’s anything that has happened that would keep us from receiving a 5-star review please allow us to correct any issues prior to leaving a bad review.”

8. Golden house rule: “No smoking of any kind, smoking, vaping, weed.”

9. Have a solid contract when you are going to be working with cohosting clients.
